1. Service description

Huurly is a web-based rental administration tool for private Belgian landlords with up to 10 properties. The free plan includes property management, tenant tracking, indexation calculation, maintenance tracking, document storage, and tenant portal access. Paid features (digital registered letters via Pingen.be) are charged per transaction at the stated price (€3.50/letter).

2. Account and eligibility

You must be 18 or older and a natural person or legal entity with rights to manage the rental properties you register. You are responsible for maintaining the confidentiality of your login credentials. You may not share your account.

3. Free tier limitations

The free plan is limited to 10 properties. Exceeding this limit will prevent adding new properties until properties are removed. We reserve the right to modify free tier limits with 30 days written notice.

4. Registered letters (Pingen.be)

When you use the registered letter feature, you authorize Huurly to transmit your letter content, your name and address, and your recipient's name and address to Pingen.be (a Belgian registered letter service) for physical delivery. The cost is €3.50 per letter charged at time of sending. No refunds are possible once a letter has been submitted to Pingen.be for printing.

Language requirement: Under Belgian law, indexation notices and other official lease communications must be written in the official language of the property's linguistic region (Dutch in Flanders, French in Wallonia, Dutch or French in Brussels). Huurly provides translation tools to help you but does not verify the legal language compliance of letters you compose. This remains your responsibility.

5. Limitation of liability

Huurly provides tools for rental administration. We do not guarantee the legal validity of any document, calculation, or notice generated through the platform. Rent indexation calculations are based on Statbel's published health index data and are provided for informational purposes. Always verify legal requirements with a qualified professional before taking legal action against a tenant.

Huurly's liability is limited to the amount paid by you to Huurly in the 12 months preceding the claim, or €50, whichever is higher.

7. Service availability

We aim for 99.5% uptime but make no uptime guarantee. We may suspend the service for maintenance with reasonable notice. We reserve the right to discontinue the service with 90 days written notice to registered users.

8. Acceptable use

You may not use Huurly to manage properties you do not have the right to manage, to store illegal content, to harass tenants, or to violate Belgian tenancy law. We may terminate accounts that violate these terms.

9. Governing law

These terms are governed by Belgian law. Disputes are subject to the jurisdiction of the courts of Belgium.
